Winter in New Jersey is not forgiving. Temperatures drop, pipes freeze, heating systems fail at the worst possible time, and landlords who haven't prepared get caught paying emergency rates that are 40–60% higher than scheduled work. I've been managing properties in NJ for years and I've seen what happens when preventative maintenance gets skipped. This is what I do — and what I make sure every property I manage has done — before and during the winter months.

January — The Foundation Month

January is about systems and safety. Here's what I check on every property I manage:

February — Water & Infrastructure

February is when I focus on water. NJ winters can cause serious water damage when systems aren't maintained:

March — Transition & HVAC

March is NJ's shoulder month — cold enough to need heat, warm enough to start thinking about cooling. I use March to bridge both:

The math that matters: Emergency repair rates in NJ run 40–60% above scheduled work. A $300 furnace tune-up becomes a $900 emergency call on a Sunday night in January. A $50 sump pump test prevents a $15,000 basement flood.
