Fall is the most important season to get right in New Jersey property management. What you do in October and November determines whether your property sails through winter or spends January dealing with frozen pipes, failed heating, and emergency calls. I manage over 1,200 doors across NJ and this is the checklist I run every single fall.

October — Sealing and Safety

The Multifamily Winter Checklist

For multifamily and HOA properties, fall maintenance adds additional complexity. Here's what I address specifically for larger properties:

The caulk window closes in November. Caulk doesn't adhere properly in cold weather. Once temperatures drop, any gaps around windows, doors, tubs, and siding stay open all winter. Water gets in, freezes, expands, and causes structural damage that costs thousands in spring. October is your window — don't miss it.

What This Means for Your Investment

Every item on this fall checklist is a risk mitigation step. NJ winters are expensive for landlords who aren't prepared. Emergency heating calls, frozen pipe damage, slip-and-fall claims from icy walkways, and tenant disputes over habitability are all preventable with the right fall preparation.
