Spring in New Jersey means thawing ground, rising humidity, and every issue that was hiding under snow suddenly becoming visible. For NJ landlords, spring is the most important maintenance season of the year. What you do in April and May determines whether your property has a clean summer or a series of expensive surprises. Here's what I do on every property I manage.

April — The Big Spring Push

May — Sealing and Efficiency

June — Security and Summer Prep

Book your chimney sweep in June — not October. By fall, NJ chimney sweeps are booked 3–4 weeks out. June appointments are available immediately, cost less, and your property is protected for the full heating season ahead.
